- Eviction processing when necessary

3. User Accounts and Registration
Certain features of our website require registration and creation of an account. When creating an account, you agree to:

4. Property Owner Terms
Property owners engaging our management services agree to:

- Authorize Lifetime Property Management to act on their behalf for agreed-upon services

5. Tenant Terms
Tenants using our services or website agree to:
- Provide accurate information in rental applications
- Consent to background and credit checks as part of the application process
- Comply with all terms of their lease agreement once executed
- Use the tenant portal responsibly for authorized purposes only
- Report maintenance issues promptly through proper channels
6. Application and Screening Process
Our tenant screening process is conducted in compliance with the Fair Credit Reporting Act (FCRA), Fair Housing Act, and California tenant screening laws. We evaluate applications based on:
- Credit history and score
- Rental history and references
- Income verification (typically 2.5-3x monthly rent)
- Criminal background (in compliance with applicable laws)
- Employment verification
Application fees are non-refundable and are used to cover screening costs. Denial of an application will be communicated in writing with adverse action notices as required by law.
7. Fees and Payments
For Property Owners: Management fees, tenant placement fees, and other charges are detailed in individual Property Management Agreements. Our standard management fee is 8-10% of collected rent with no hidden fees.
For Tenants: Rent payments are due as specified in your lease agreement. Late fees and other charges are detailed in the lease. Application fees are collected at the time of application submission.
All fees and pricing are subject to change with appropriate notice as required by applicable agreements and law.
8. Intellectual Property
All content on the Lifetime Property Management website, including text, graphics, logos, images, and software, is the property of Lifetime Property Management and is protected by copyright and trademark laws. You may not:
